Property is one of the most watched subjects on this surface and almost none of that attention is transactional: people watch houses the way they watch cooking. That is the opportunity and the trap. A property tour reaches an enormous audience of people who will never buy it, and the accounts that do well here are the ones that turned that attention into local authority rather than counting it as demand.

The tour, shot as a walk rather than a listing

The recurring performing video is an agent walking through a property talking as themselves: what is good, what is odd, what the street is like, what it costs.

It works because it is a genre the audience already watches unpaid, and because the honesty is the entertainment. An agent who says a room is small is more watchable, and more credible, than one who does not.

What fails is the listing video with music and captions, which is a slideshow in a feed built for people talking.

What to check before you borrow it: whether your agents can talk to a camera and whether the vendor agrees to it. Both are real constraints, and the second is frequently forgotten until a video is already made.

Local knowledge is the product, not the property

The recurring angle that produces business rather than views is expertise about an area: what things are selling for, what the difference between two streets is, what a buyer should check in a particular kind of building.

It works because the audience for a specific area is small, self-selecting and exactly the people an agency wants, while the audience for a beautiful house is everybody.

The versions that fail are generic advice about buying property, which competes with an enormous amount of similar content and reaches nobody in particular.

What to check: whether the knowledge is genuinely local and genuinely yours. An agent reading out national statistics is doing something anybody could do, and this audience is unusually good at detecting a script.

A property lasts weeks; a format does not

What wears out here is the shape rather than the file: an opening, a transition, a way of revealing a room is copied widely within weeks and stops working while the underlying interest in property does not move at all.

For this industry the mismatch is severe, because a property is on the market for weeks and a format is spent in weeks, which means creative has to be produced continuously rather than commissioned per listing.

Operationally, accounts that persist treat it as a habit — an agent filming regularly — rather than as a campaign with a start and an end.

What to check: whether somebody will keep doing it after the novelty passes. In this industry the accounts that work are almost always one person's ongoing habit rather than an agency's initiative.

Views are not enquiries, and the gap is the whole story

A property tour can be watched by an enormous number of people none of whom can buy in that market, which makes this the surface where the gap between attention and demand is widest in the whole industry.

The accounts that read this correctly measure something local: enquiries from the area, valuation requests, instructions. The accounts that misread it report view counts to vendors, which is flattering, easy and unrelated to whether the property sold.

The honest position is that this surface builds local authority over months and produces instructions indirectly, which is a real and defensible reason to run it — provided nobody pretends the views were buyers.

What to check: whether you are willing to fund something you cannot attribute cleanly for long enough to learn. If not, say so early rather than after a quarter.

Why property travels and demand does not

Why the walk-through works, what the pace does to a format when a property is on the market for weeks, and what has to be true of your agents before this is available. The live examples that illustrate each angle come with the ad library.

The widest gap in the industry between attention and demand

Delivery will find an audience for a video whatever you asked for, which here means a national or international audience for a local property. A healthy view count is frequently evidence that the video travelled rather than that it reached anybody who could buy.

Speed is the second mechanic and it sits badly beside a property on the market for weeks and a decision that takes months.

Geography cannot live in the creative

Budget and targeting sit above the creative and the creative does most of the aiming — except for the one thing it cannot do here, because a beautiful house is interesting everywhere. The geography has to stay in the targeting. Housing advertising also carries category restrictions on large platforms, and what applies where you operate is the platform's to state and your own adviser's to interpret rather than this page's.

A page that will outlive the campaign

A visitor from here is curious and rarely local. The pages that work give them the property and the area properly and make an enquiry easy for the few who are in the market. The ones that waste it land on a listing that has already gone under offer, which on a surface where a video keeps circulating long after the spend stops is far more common than in other channels.

What to note from a rival's walk-through

Whether the video sold a property or an area. The date. Whether the comments were local, which is the fastest read available on whether any of the attention was demand.

Measured over months on enquiries from the area, valuation requests and instructions, this surface can be worth running — and knowing which videos produced any of those is continuous mechanical reading an agent with read access to the connected accounts can hold. Anything it proposes is drafted with the state it would replace, and applied only once you approve it or a rule you wrote does.

Vendors have to agree before a camera does

A walk-through is a video of somebody else's home, and the permission for that is a conversation with the vendor rather than an assumption in a marketing plan. Agencies that do this well raise it at the point of instruction, explain what will and will not be shown, and keep a settled answer for the vendor who says no. Handled late it becomes an awkward call in listing week; handled early it becomes one of the reasons a seller chose the agency at all.
